Job Summary Large well known Cape Town based company is seeking a seasoned Facilities Director, must have a degree in Engineering with specific skills within the retail sector and specifically individuals who specialize in refrigeration, and HVAC, etc. lots of retail store experience, overseeing multiple stores. As well as managing a remote workforce. Main job function JOB SCOPE: Develop and implement engineering solutions for the company that will optimize consumption of energy and water, improve the lifecycle of assets, and drive down the operating costs of the facilities. Establish preventative and reactive maintenance protocols for all the HVAC, mechanical & electrical systems in line with the company policies & procedures. Develop and manage reporting systems and protocols that will improve the quality and downtime of work execution, striving to improve overall standards. To drive the positive culture to ensure the utilities are managed at club level. To develop and maintain systems to respond high consumption. To plan, execute, monitor, and control all engineering projects within the designated. geographic region, in line with approved budgets and required deadlines. JOB DUTIES Preventative/Reactive Maintenance Preventative Maintenance To ensure all preventative maintenance work is completed in line with the company''s policies & procedures which includes but not limited to: HVAC Systems Water Systems Electrical Systems Lighting Ensure that all Preventative Maintenance Work is documented/recorded. Re-active Maintenance To ensure that all re-active work is completed in-house where possible. Ensuring all work carried out is done so in a safe manner, & in line with the company's H&S policy. The analysis and management of maintenance related NPS/ member feedback complaints. Contractor Management Ensure that only competent and vetted contractors are used. Manage direct supplier relationships for HVAC, Electrical & Lighting Effective communication with the HOD, Regional Director(s), clubs, project team, consultants (including the Design Team) People Management The management & performance of the Direct Reports Interface with landlords as well as the the company's National Asset Manager Liaise with club CGM/Maintenance Manager on outsourced work. Management & control of the water hygiene & pool standards within the area. Training/Coaching Management of the areas training & development requirements, along with the creation & delivery of the courses required. Utilities management: Energy management & reduction of consumption. Water management & reduction of consumption. Monitor and report water and electricity consumption. Investigate and resolve water and electricity consumption issues. Create and maintain a positive culture in the business with regards to keep the utility consumption as low as possible. The management of utilities with the aim to optimize consumption and procurement processes. Involvement in the specifications of anything that will affect utilities. Assists in the overall planning, organization and management of all aspects of efficient utility management. Involvement in the procurement process of utilities, bill verification, placing of orders, account management and liaising with councils and landlords. Deal with any account queries in all clubs. Ensure that all clubs are always on the best tariff. Creating Utility standards and guidance for all clubs to follow to ensure they are keeping their consumption as low as possible. Creating utility budgets Reporting on any unusual utility consumption data and providing guidance in how to rectify the problem. Provision of technical services to support the construction, installation, repair, and maintenance of utility systems. Search for new opportunities to replace current equipment with more efficient equipment that consumes less electricity or water. Ensure a compliant Waste Management contractor is appointed that manages all waste and a system is implemented to store all the applicable regulatory documents. Execution of all engineering capex projects Execution of Maintenance and Engineering projects when the fall outside of a club refurbishment such as: HVAC Pool Filtration Utility reduction projects e.g., LED Electrical Management of the professional teams such as Mechanical & Electrical Engineers Interface with contractors to complete work in a safe and efficient manner. Management of contractors responsible for the alterations or installation of any plant / equipment relating to Maintenance & Engineering projects. The training & hand over required for the continuous maintenance of engineering projects. Liaise with design team for correct specifications. Provide expert advice for any Maintenance and Engineering areas that are included in any refurbishments. Financial Management Financial management & budgetary control within the region for Maintenance & Engineering and Maintenance Projects. Manage the Maintenance OPEX and Maintenance CAPEX budgets and forecasts for their area. Monitoring maintenance costs and report on any variance. Input accurate Maintenance capex budgets during the budgeting process. Qualifications Have a Mechanical/Electrical Engineering Qualification Strong operational background with in-depth knowledge and experience of floor planning, space optimization etc. A recognized qualification with relevance to Maintenance and Engineering would be a strong advantage. Minimum 2-3 years relevant experience in new developments and refurbishments. Knowledge of the following equipment with at least 5 years experience in installation, maintenance and operation of: Chillers Evaporative and cooling towers Electrical controls and diagrams Criteria Engineering degree An understanding of the construction and building industry Project Management experience Solid IT skills and strong MS-Project skills Ability to manage multi-functional teams. Exhibit strong verbal and written communication skills. Exhibit strong organizational skills through working independently and being able to prioritize project deliverables and deadlines. Good people & management skills. Confident in delivering training & presentations. Good knowledge of energy management & reduction. Good water chemistry for pools and good water hygiene knowledge. Experience of working with controls & BMS systems. Good document configuration skills. Good financial/admin knowledge. Knowledge of OSH Act. Working knowledge of guarantees/warrantees/Contracts. Hands on experience of: plumbing, electrical, HVAC, plant equipment. Ability to plan effectively. Be a strong team player The ability to energize people & teams, the ability to lead & drive change.
