We are looking for a Facilities Manager/Caretaker for a complex in Elarduspark. We need somebody who will be available 24/7, to deal with issues. Send your CV now!The employee performing the general duties of Facility Manager, which includes, but is not limited to, performing the following duties:Duties and Responsibilities:The main function of the Facilities Manager is to assist the Board of Trustees with the following:Administration

  • Manage the day-to-day operations of all communal areas of the Complex;
  • Inspect gardens and communal facilities;
  • Ensure that the building meets health and safety requirements and that facilities comply with legislation; ie assist with the compilation of an Evacuation Plan and schedule required Evacuation Drills;
  • Assist new and current owners and occupiers to be familiar with general rules and contact persons
  • Regular liaison with the service provider(s) for various services offered
Legal AssistanceAssist Trustees with the compilation, update and enforcement of policies and procedures, ie Conduct Rules.HR ManagementManage Service Team;
Administration of leave.Financial Assistance (in line with approved Procurement Policy)Record cash and pay wallet transactions xe2x80x93 submit documentation to Managing Agent;
Record in-house administrative transactions with financial implications, ie remotes; and
Assist with quotations, invoices and statements of service providers.Supply Chain Management (in line with approved Procurement Policy)Procure and control maintenance stock;
Manage storerooms and equipment
Source service providers; and
Consult with professional service providers when required.Asset, Building and Project ManagementPlan and execute preventative/scheduled maintenance, ie solar equipment, gate motors, fire equipment, cleaning of gutters, pest control;
Liaise with service providers to ensure implementation of best practices for maintenance-related procurements;
Plan, schedule, execute and control daily operations, maintenance as well as gardening and cleaning team;
  • Administration of parking bays;
  • Owner/occupier complaints;
  • Marking of parking bays;
  • Signage
  • Disabled parking;
  • Traffic control;
  • Road markings;
  • Disclaimers;
  • Monitoring of security cameras;
  • Ensure that the thatch roofs are maintained as required by law and in terms of our insurance compliance;
Work with the Board of Trustees to identify opportunities for future maintenance/ developments to enhance/improve the precinct;
Assist the Trustees with the execution of Contracts and Service Level Agreements when required;
Assist the Trustees to ensure statutory compliance within the electrical, infrastructure and fire disciplines;
Maintenance of
  • Electrical fence, lights and electrical reticulation;
  • Plumbing;
  • Hygiene of communal bathrooms, workersxe2x80x99 rooms and workersxe2x80x99 restroom;
  • Refuse area
