HEAD OF ACQUISITIONS FOR PROPERTY DEVELOPMENT FIRM BASED IN CAPE TOWNAs the Head of Acquisitions and Project Planning, you will be responsible for the overall function of sourcing opportunities and evaluating these within line with strategic business objectives and then running the selected opportunities through to launch.The Head of Acquisitions and Project Planning will also work closely with the internal team and external professional teams to develop detailed designs and a viable real estate project that is ready for construction. This includes managing the internal team and leading the overall project planning function, working with all internal and external stakeholders to deliver a high quality product in line with our vision and financial objectives.Project Planning:

  • Lead the property development conceptualisation process through a
  • keen understanding of market requirements, site parameters and development
  • trends
  • Manage the relationships and take charge of streamlined collaboration
  • between various members of the professional team (these include
  • architects, quantity surveyors, town planners and engineers)
  • Take full ownership of all due diligence, project briefs and design
  • development timelines from site selection to launch - including amendments
  • to these and reporting to leadership and other departments throughout the
  • project lifecycle.
The Head of Acquisitions and Project Planning is also expected to operate in line with established internal systems and processes whilst also facilitating continuous improvement of these:
  • Manage the pipeline of potential sites and their viability with regular reporting
to senior management and the shareholders. Co-ordination of the final unit mix, unit pricing and internal floor layouts
  • Work with the brokerage team to provide high quality collateral within given
  • timeframes- including sales plans, specification documents, building information, legal documents, and marketing collateral.
  • Manage NHBRC registration, town planner and heritage consultant workflow, development application management and all general and ad-hoc municipal interactions and key relationship management.
Research & Analysis:
  • Lead the research function to ensure a detailed, data-driven process that includes, thoughtful and critically analysis that informs decision making throughout the business.
  • Manage the function so that insights are reported on in a timely and meaningful manner.
  • This includes a narrow and wide view of the market and various aspects within
  • this (development projects, pricing, sales, design, industry developments etc).
  • The research and analysis function also includes general market reviews including new regions and countries.
Acquisition:
  • Identify opportunities that align with the business development criteria and
  • strategic objectives.
  • Constantly conduct and track market research to understand the landscape
  • and emerging opportunities.
  • Cultivate and maintain key relationships to support the business acquisition
  • Work with the executive team on the financial analysis, negotiating and deal
  • structuring of opportunities.
Team & Stakeholder Management:
  • Manage the internal Project Planning team working across various projects at
  • different stages.
  • Lead all project planning functions from start to finish (on active and planned
projects), including construction execution requirements such as value engineering or ad-hoc re-design requirements.
  • Represent Acquisition and Project planning within the leadership team and
  • across all departments so that processes are streamlined and communication is
  • Focus on the residential and non-residential spaces ensuring constant optimisation and thoughtful design on all projects.
  • Continuously optimise the project planning function by incorporating lessons
  • learnt and introducing suitable technologies and systems.
Qualifications and experience:
  • A degree in architecture, property studies or related from a reputable
  • university, with at least 6 years of post-qualification experience.
  • Strong financial modelling skills in a real estate development environment.
  • Experience in a real estate development environment. Exposure to high-end
  • residential project is a bonus.
  • A strong competency in project planning, project management and reporting.
  • Experience with a wide range of municipal applications, preferably in the city
  • of Cape Town.
  • Strong leadership and team management skills and with proven experience.
  • Ability to work on multiple active projects with different stakeholders and
  • professional teams.
  • Strong relationship building and management with both internal and external
  • Excellent communication skills.
  • Strong technical problem-solving abilities.
  • Dynamic and high-energy collaborative to complex problem-solving.
  • Must be able to work with and lead external teams of professionals and
  • Strong architectural and interior design capabilities
