HEAD OF DEVELOPMENT NEEDED FOR PROPERTY DEVELOPMENT COMPANY BASED IN CAPE TOWNSpecialising in Property Development and Urban Living::The Head of Development contributes to the companys success by providing strategic planning, project management, and financial oversight in new and existing build development projects, while maintaining the highest standards of excellence in terms of quality. The role is responsible for the implementation of property projects, including project execution, financial and risk management, partnering, contract development and administration and supervision of the construction projects to completion. Responsibilities commence in the development lifecycle at project scoping, launch, through to construction and the ultimate handover to the clients. The Head of Development is also in charge of all external contracts with project professionals and service providers for developments that are under construction. Each development will have its own challenges, as Head of Development, you will need to deploy strong leadership and problem-solving skills in order to lead the process so that time frames and budgets are met, and outcomes are consistent.Duties:Project Oversight:xc2xb7 Tender approval and budget managementxc2xb7 Ongoing contribution to managing the cost of design, including the analysis of the design and specificationsxc2xb7 Monthly project reporting on project budget including the preparation of variation control managementxc2xb7 Ongoing budget performance and management in line with overall profit margin as well as value engineeringxc2xb7 Communicate and manage all issues and risks affecting the projectsxc2xb7 Cash Flow forecasting and submitting any costs (outside the scope of key contract) for bi-monthly cash flowxc2xb7 Ensure that the projects are effectively handed over by Company to the end user/clientProfessional Management:xc2xb7 Appointment of professional team and contract process oversightxc2xb7 Lead and manage a large team of professional consultants to ensure effective project deliveryxc2xb7 Monitor Main Contractor and subcontractor performance during construction phasexc2xb7 Push team to deliver innovative solutions during problem solving in project lifecycleTeam Leadership & Development Team Management:xc2xb7 Manage the team and growth in the Development and Project Teamxc2xb7 Upskill, mentor, and develop the talent of the Development and Project Teamxc2xb7 Lead and nurture the team to achieve overall businesses objectivesLeadership & Management Committee:xc2xb7 Reporting development and review for Leadership, Shareholders and Board Meetingsxc2xb7 Oversee scheduling of projects in line with company goals and objectivesxc2xb7 Developing systems and SOPs for the companyxc2xb7 Divisional overheads and budget managementxc2xb7 Managing the division in terms of revenue and profit targetsxc2xb7 Strategic oversight of all functions within the Development and Project Team as well as the organisation at large.xc2xb7 Weekly and Monthly reporting review and exec summary for Leadershipxc2xb7 Contribute toward any HR and Company Culture initiatives on a Leadership LevelQualifications, Qualities and Experience:xc2xb7 Minimum of 8+ years in Development Planning and Project Management, with 4+ years of Team Managementxc2xb7 Direct Communicator with good written and spoken communication skillsxc2xb7 Excellent problem-solving capabilitiesxc2xb7 Ability to manage multiple projects at one time, balance priorities and deadlinesxc2xb7 Strong reporting skills and strong attention to detailxc2xb7 Great leadership qualities and the ability to motivate and direct people through positive leadershipxc2xb7 Understanding business and management principles in strategic planning, resource allocation and project managementxc2xb7 Knowledge of local and state level laws and regulations regarding real estate development a plusxc2xb7 Demonstrated ability to achieve results and drive to succeedReporting to: (CEO and MD).
