Job Description


Positions PurposeResponsible for promoting company products as a professional Broker to all assigned existing and prospective accounts. Develop and maintain a good working relationship with clients, tenants and external brokers. Conduct cold calling in order to fill the vacant space on the portfolio. Makes recommendations to management regarding market developments, pricing and assist with revenue projections.1. Assumes responsibility for the effective and efficient administration and performance of leasing function
a. Sourcing new leads (Cold calling)
b. Canvassing for new tenants and existing tenants for expansion
c. Tracking of broking deals through closure and finalising of lease agreements
d. Negotiates rates and facilitates signing of contracts
e. Meets quotes and revenue goals for each property
f. Ensure service are delivered on time
g. Forecast deals on a monthly basis, communicate related information regularly to the management
h. Credit rating procedure
i. Lease negotiation - including TI
j. Lease preparation - including CAPEX motivation
k. Assist in obtaining document from deal done in the portfolio
l. Maintain broker interaction i.e. regular meetings discussing the vacancies on the portfolio
m. Follow up on commission payments
n. Facilitate broker introductions by taking over deal from outside brokers to assist in compliance
o. Achieves budgets/forecasted let up of space
p. Ensure the leasing actions are thoroughly document
q. Performs miscellaneous leasing functions when required
r. Management of internal staff and regular KPI meetings with them
s. Complete required reports and record accurately
t. Attend meetings as required2. Assumes responsibility for ensuring that professional business relationships are established and maintained with tenants
a. Ensure that clients are satisfied with company services
b. Represent the company in lease negotiations with tenants
c. Undertake site visits, for canvassing of tenants and meeting tenants on site
d. Obtain client feedback and continually work to improve services
e. Promote goodwill and convey a positive image of the company3. Assumes responsibility for effective and efficient marketing
a. Prepares and motivates appropriate marketing plan / strategy for new developments and vacancies including:
i. Knowledge of market place and competition
ii. Maintaining image and presence in the market
iii. Coordinate advertising and signage4. Assume responsibility for related duties as required or assigned
a. Complete special projects
b. Provide backup to Property Management team
c. Cross sell the company other services and provide leads to other departments
d. Sources vacant space
e. Assist with updating the clients and tenant database
f. Interface between building owner and prospective tenant by negotiating terms and conditions of agreement
g. Negotiations of hybrid leases
h. Canvasses and networks with previously placed tenants
i. Develop database of space
j. Ensures that changes in legal requirement and government regulations are integrated into current practices
k. Stay informed regarding changes in leasing practices and trendsKPI:
1. Existing accounts are maintained or expanded and new ones developed
2. Revenue target are met (5 new leads a month, new deal commission written to cover annual salary)
3. Broking revenue and profit goals are met or exceeded
4. Accounts are managed in accordance with established company policies and procedures
5. Leasing documentation, reports and records are complete and accurate
6. Leasing administrative staff are well training and effective in their activities
7. Regular market survey in terms of new development and market rentalsEDUCATIONS/CERTIFICAITON:
Matric
Valid driver's licence and car
Hold a valid Full Status agent Fidelity Fund CertificateREQUIRED KNOWLEDGE:
Good knowledge of company services
Understanding of product position and competitive conditions
Knowledge of broking and marketing techniques and principles
Database of brokers working within the required area of operation
Thorough knowledge of contracts, leasing, servicing and legal requirements
Understanding the company default enforcement clausesEXPERIENCE REQUIRED:
Five to seven years of progressive leasing experience
Supervisory experience preferredSKILLS/ABILITIES:
Excellent communication and public relations skills
Ability to work in stressful, high pressure situations
Solid analytical and negotiating skills
Strong leadership and supervisory abilities
Able to operate computer applications, financial analysis of
deals, and other basis business equipment.
