IMPORTANT: The role will require stand-by and overtime to support security and maintenance call-outs (the unit operates seven days per week)
Main purpose of the job:
Supervise general and preventative maintenance and repair of equipment, buildings, and other facilities; responsible for planning and managing team duties, productivity, and workflow
Location:
Wits VIDA Research Unit, Nurses Residence, Chris Hani Baragwanath Academic Hospital - Soweto, Johannesburg
Key performance areas:Facilities Maintenance and Workflow
Conduct regular building, facility, and equipment inspections to ensure adequate oversight and effective, efficient support of all departments
Identify, record, and resolve building, facility, or equipment maintenance issues, escalating or providing solutions or corrective action as appropriate, and communicating effectively with departmental management
Perform systematic quality checks on work completed and corrective action where required
Allocate and supervise work orders (duties and job cards), ensuring effective, timely completion
Oversee work order/duties tracking database and helpdesk system
Perform where applicable and supervise activities related to maintenance and contracted facility improvements, repairs, or modifications (e.g. plumbing, electrical, waterproofing, tiling, roofing and ceilings, servitude doors, renovation projects, etc.)
Assist with supervision of execution of infrastructure projects (e.g. electrical power reticulation improvements)
Plan, optimize and improve on the garden/landscape maintenance and performance duties
Ensure daily or appropriate required removal of hazardous/medical waste in accordance with legislation and as needed in conjunction with certified hazardous waste collection service providers
Supervise general facilities and environment housekeeping to ensure the safety, security, presentability, and sustainability of investments
Planned Preventative Maintenance (PPM)
Ensure timeous execution of planned preventative maintenance for critical infrastructure equipment and associated systems (e.g. generators, UPSs, Fire Life Safety systems, Server Rooms, Low Voltage and Medium Voltage Distribution Systems - Distribution Boards, etc.)
Identify and carry out corrective maintenance work on critical systems and liaise with the relevant stakeholders or departments (such as but not limited to the Gauteng Department of Health, Department of Infrastructure and Development, etc., Chris Hani Baragwanath Academic Hospital or relevant site maintenance departments) for planned shutdown maintenance and new installations work
Ensure logged job cards/work orders related to PPM are completed on time to prevent unnecessary interruptions to business continuity and research deliverables
Occupational Health and Safety
Ensure strict adherence to safety requirements and legal requirements according to OHS Act
standards, company policies and all applicable SOPs or standards
Help champion safety initiatives and drive a safety culture within the organisation and build a commitment within the team to sustain improvements in safety
Staff Management
Staff management:
Lead cross-functional, multi-disciplinary teams to promote productivity within projects
Effectively supervise and manage staff duties and targets and maintain sound labor relations
Work with management to empower and develop teams or individuals as skills needs or deficiencies are identified

Required minimum education and training.
Matric/Grade 12
An appropriate Diploma or tertiary qualification is an added advantage
Valid drivers license: willingness and ability to drive company vehicles and transport equipment, samples, etc.
Required minimum work experience:
Minimum 2-3 years of work experience in a similar role or ability to demonstrate relevant experience working with teams at different levels, across multiple facilities
General building maintenance, plus electrical or plumbing or applicable operations/facilities experience is required
Must have demonstrable experience supervising staff and job cards, delegating, and work planning
Desirable additional education, work experience, and personal abilities:
Background in security coordination or systems is an advantage
Landscaping and gardening experience is an added advantage
The role will require hands-on oversight
Basic computer skills (MS Office) - must be able to type reasonably for data capturing and have some experience with basic Excel functions and workflow/project management tools
Friendly attitude, transparent and able to motivate staff and colleagues, sense of urgency and initiative
Time-conscious and able to work accurately and effectively with minimal supervision
Procurement/supplier and contractor sourcing and engagement experience an advantage
