Role Description



This is a full-time on-site Project Manager role located in City of Cape Town. The Project Manager is responsible for leading and managing CPOA's property development initiatives, ensuring alignment with organizational goals and policies. This role involves overseeing new and existing development projects, from feasibility studies and design to construction and completion, acting as the client representative on behalf of CPOA. This role involves coordinating with various stakeholders to ensure project timelines are met.

Duties and Responsibilities:



Client Representation and Compliance:



Act as the client representative on behalf of CPOA. Ensure all projects comply with CPOA's policies regarding suitable Life Right Developments.

Project Planning and Management:



Identify and establish frameworks for new development projects aligned with CPOA's requirements. Prepare high-level feasibility studies for new Life Right developments. Plan and manage project timelines. Establish and oversee project budgets.

Team Coordination and Communication:



Appoint professional teams and negotiate fee structures. Attend and chair project and construction meetings. Coordinate communication between professional teams and contractors.

Financial and Quality Control:



Maintain financial and quality control over construction activities. Provide regular progress reports to the CEO. Approve payments and expenses related to projects.

Regulatory Compliance:



Ensure compliance with planning and zoning regulations. Facilitate departures where necessary.

Design and Development:



Oversee the facilitation of initial design development. Establish project briefs and communicate design requirements to relevant stakeholders.

Land and Legal Management:



Manage land acquisition and transfers. Supervise legal documentation and statutory applications. Manage contractual appointments, tender processes, and project costings.

Reporting and Support:



Provide regular project updates to the CEO, including any actions required by CPOA staff. Undertake any other duties as delegated by the CEO.

Types of Projects:

The Project Manager will oversee the following types of projects:

New Developments:



Development of new facilities and homes.

Redesign and Renovation Projects:



Projects requiring plan registration with the City for changes to floorplans. Redesign of units identified by the Facility Manager and Operations Manager to facilitate resale. Updates to Life Right units older than eight years. Review and revision of sales strategies for units unsold within four months.

Project Execution:



Initiate new design plans. Obtain quotes and issue work orders. Act as the project owner, overseeing all stages from initiation to completion.
This role is pivotal in driving CPOA's property development strategy, ensuring projects are delivered on time, within budget, and to the highest quality standards.

Qualifications and Skills:



Bachelor's degree in Project Management, Construction Management, Architecture, Engineering, or a related field. Minimum of 5 years of experience in project management, preferably within the property development or construction sector. Strong knowledge of construction processes, zoning regulations, and planning requirements. Experience in managing budgets, contracts, and financial reporting. Proven ability to lead teams, manage stakeholders, and drive projects to completion. Excellent problem-solving, negotiation, and decision-making skills. Strong organizational and time-management abilities. Effective communication and interpersonal skills. Proficiency in project management software and tools. Ability to handle multiple projects simultaneously and meet deadlines. Experience in Life Right Developments is advantageous.
