Job Overview:



The

Property Manager

plays a key role in managing residential and commercial tenancies, ensuring smooth tenancy progression, handling renewals, managing rent arrears, and coordinating property maintenance in UK. This position requires excellent organisational skills, attention to detail, and strong communication abilities to liaise effectively with tenants, landlords, and contractors.

Key Responsibilities:



1. Tenancy Progression & Renewals



Manage the end-to-end tenancy process from the point when receiving the property file from lettings department until the tenant moves in. Prepare and review tenancy agreements, ensuring compliance with UK housing laws Conduct referencing and right-to-rent checks in accordance with UK regulations. Coordinate check-in and check-out processes, including deposit registration and inventory management. Handle tenancy renewals, negotiating terms between landlords and tenants while ensuring the best outcomes for all parties.

2. Rent Collection & Arrears Management



Proactively follow up on late or missing payments based on the Rent Arrears List Liaise with tenants and landlords regarding rent arrears, offering solutions and implementing repayment plans when necessary. To handle persistent arrears cases in compliance with UK eviction laws (e.g., Section 8 and Section 21 notices).

3. Property Maintenance & Repairs



Act as the main point of contact for tenants and landlords regarding property maintenance issues. Arrange for necessary repairs and maintenance work, ensuring quality standards and cost-effectiveness. Liaise with contractors, obtain quotes, and ensure timely completion of work. Conduct periodic property inspections to assess condition and compliance with tenancy agreements. Ensure all properties comply with health and safety regulations, including gas safety, electrical safety, and fire safety standards.

4. Compliance & Documentation



Maintain accurate records of all tenancy agreements, correspondence, and legal documentation. Ensure compliance with all relevant property laws, including GDPR, deposit protection schemes, and landlord licensing requirements. Provide administrative support to the property management team, assisting with documentation, filing, and system updates.

Key Skills & Qualifications:



Experience:

Previous experience in property management is essential.

Knowledge:

Familiarity with UK property laws, tenancy agreements, and compliance requirements is preferred.

Excellent Customer Service Approach:

Ability to build positive relationships with tenants, landlords, and contractors, ensuring smooth communication and issue resolution.

Proactive Approach:

Ability to take initiative, anticipate problems, and resolve issues efficiently

Team Player:

Ability to collaborate effectively within a team, supporting colleagues and contributing to a positive work environment.

Organisation:

Strong administrative skills with the ability to manage multiple tasks efficiently.

Communication:

Excellent verbal and written communication skills for liaising with landlords, tenants, and contractors.

Problem-Solving:

Ability to handle disputes, maintenance issues, and arrears cases effectively.

IT Skills:

Proficiency in property management software and

strong competency in Microsoft Office Suite (Word, Excel, Outlook, and Teams)

. Ability to learn and adapt to new digital systems is essential.

Attention to Detail:

Strong focus on accuracy and compliance.
This role will be remote, supporting our UK business from Monday to Friday, 09:00 to 18:00, and on Saturdays from 10:00 to 15:00. Please note that working on Saturdays is a requirement and non-negotiable.

Job Type: Full-time

Pay: R13500,00 - R18000,00 per month
