Job Summary Our client in the Retail Industry is looking to hire a Real Estate Specialist.RequirementsPerspective: FinancialInputs into the national strategic plans and secures Capex budget for area of responsibility:

  • Collation of comparable data from various property sources to determine fair market values for negotiating.
  • Ensures that sites presented are negotiated at the best possible market related rates.
  • Ensures cost containment by negotiating the best allowances and landlord incentives.
  • Budgets and ensures that the necessary accruals are done for lease renewals.
  • Obtains construction budgets for pipeline projects for the business case package.
  • Projects potential sales of an opportunity through various methods such as consumer buying power of various markets, statistical methods of potential market share, historical data of similar markets and stores as well as property expert knowledge amongst others to ensure accuracy of projections for new sites presented to the board.
  • Models various property returns to determine and recommend best returns.
Ensures Financial Performance of the Business
  • In collaboration with finance ensures best ROI projection for each project having evaluated various scenarios and measures against set hurdle rates.
  • Conducts post opening review meetings to track performance against set projections and leads the implementation of recommendations from post opening review meetings to improve profitability.
  • Assesses rentals of each lease renewal to ensure profitability and market related levels are maintained.
  • Continuously evaluates and finds opportunities by engaging with operations, landlords and My Store Marketing opportunities within the allocated region to optimize sales and leverage off exiting landlord platforms.
  • Supports Company's finance on billing disputes with landlords.

  • Builds good relationships with Landlords, property developers, Local & Provincial Authorities.
  • Leverages the value of the Company's Brand to achieve more competitive real estate deals and effective working relationships.
  • Ensures prompt responds to all prospective landlords and prompt investigation of potential real estate opportunities.
  • Brand and relationship manager for Company's and is the primary representative of the specific geographic area in the property environment.
Establishes and maintains network to build the brand image.
  • Builds and maintains long term, mutually beneficial strategic business relationships with developers, property brokers, landlords, internal and external stakeholders in order to keep top of mind awareness of the company's brand as well as ensuring that company's remains a tenant of first choice to all developers and landlords alike.
Develops strong business partnership.
  • Develops strong business partnerships both internally and externally to ensure there is alignment in meeting objectives for the region.
  • Manages and resolves day to day and other complex disputes between landlords/developers and company.
Perspective ProcessStrategy Execution
  • Leads market and site identification in the region.
  • Continuously evaluates expansion potential of various markets within the allocated region.
  • Evaluates competitive activity within the region.
  • Conducts Market research to ensure best possible related prices are achieved on new pipeline as well as for lease renewals.
  • Provides a guides and brief to the design team to obtain architectural layouts and plans for the business case and for annexing to legal documentation.
  • Requests and co-ordinates the timeous delivery of construction site checks, construction, and equipment budgets for purposes of negotiating and business case presentation.
  • Maintains a highly entrepreneurial execution work ethic to ensure that the organization maintains its position and competitive edge within the QSR environment in the property space.
  • Creates, manages, and executes the Company Development Plan to meet timeframes/targets within the designated region.
  • Communicates corporate policies and procedures to all relevant parties on projects internally and externally and always ensures implementation and compliance.
  • Continuously develops and suggest new and improved internal protocols and procedures relating to property and real estate management to the team.
  • Works with National Real Estate Manager to implement and improve the PMO process.
  • Assists with compiling re-imaging plans.
Site Development Planning
  • Schedules and conducts site visits with the National Real Estate manager, the Chief Development officer and/or Chief Executive Officer for purposes of appraising a development opportunity.
  • Considers inputs received from the construction team as it relates to the due diligence of the site and the impact of such findings on the timelines and financial implication to the project to negotiate best real estate terms and minimize business exposure.
  • Accountable for timeously compiling the real estate business case for pipeline deals in the region, which encompass amongst others:
  • Obtaining the National Real Estate Managers inputs & endorsement; Construction budget; construction site check; finalizing the real estate deal and decision logic; requesting and obtaining consumer insights; requesting
  • and obtaining business insights; requesting and obtaining my store marketing strategy for the first year of opening; requesting and obtaining operations input; conducting a site ride with the Chief Development/Chief Executive Officer's and obtaining final sales and approval on comp sales & PAC; requesting and obtaining market study; in collaboration with finance calculating the initial P&L.
Legal Process
  • Auditing zoning, property rights and any other legal restrictions pertaining to properties.
  • Deeds searches to confirm legal ownership.
  • Briefs attorneys and manages the process of drafting contracts and leading the negotiation process of terms and conditions between legal representatives of various parties to timeously conclude agreements whilst ensuring that they accurately reflect the intentions of all parties and concluded terms.
  • Managing the conveyancing process between the various stakeholders i.e. seller, Company's and attorneys.
  • Ensuring compliance of legal obligations of all stakeholders as they relate to the various legal contracts pre- and post-opening of restaurants.
  • Understanding commercial terms and other conditions pertaining to lease and purchase agreements and timeously communicating same to all internal and external stakeholders e.g. responsibility matrix, due diligence.
  • Ensures legal documents reflect best interest of Company's and accurately capture/encompass concluded negotiations.
  • Manages town planning process to obtain correct rights and accurate timing, to ensure transfer of sites.
  • Ensures the timeous signing of lease, renewal, and purchase agreements.
  • Manages and co-ordinates contractual obligations relating to the exiting of leases, timeous reinstatement, and handover of premises between Company's project management, Finance, and landlords in the designated region.
  • Obtaining the necessary approvals from landlords for re-imaging plans within the geographical region

Negotiation
  • Negotiates and understands the 3 types of standard leases Company's can enter and the implications of each type for specific deals.
  • Negotiating and concluding sale agreements with both seller and Company's legal teams.
  • Constantly reviews market data to ensure best negotiation position for new sites and lease renewals.
  • Leverages the Company's brand to get the best value for a site.

Qualifications
  • Degree in Real Estate, Town Planning, Property Development, Property Management, or related fields
  • 6 years of relevant Real Estate experience of which 3 years are at a middle management level.
