Job Description


Minimum requirements:

  • Gr. 12.
  • 3-5 years experience as a Rental Manager.
  • Valid Drivers licenses.
  • Computer Literacy: MS Office Suite.
  • Ability to work independently, under pressure and keep to strict deadlines.
  • Strong interpersonal skills at various levels in the business.
  • Excellent communication skills both written and verbal.
  • Great problem-solving ability without relying on external assistance.
Key duties and responsibilities:
  • Advertising vacant and soon-to-be-vacant properties.
  • Process rental applications on behalf of the agency on TPN.
  • Invoicing monthly rent for Tenants, invoicing penalties, and renewal fees to tenants when such billing is due.
  • Ensuring levies and rates and taxes for homeowners are correctly billed and payments are kept up to date.
  • Allocating in going, routine and outgoing inspections on Red-rabbit and assisting with performing these inspections where there is need.
  • Managing arrears/ late payments
  • Arrange contracts of service with service providers for maintenance for all properties leased by the company - general maintenance, security services, alarm systems and cleaning of properties and complexes.
  • Oversee the damage deposit refund reconciliation - ensure all post-occupational maintenance is done before security deposit refund is approved.
  • Ensure all problems that are reported to the maintenance department by tenants are attended to.
  • Allocate and submit payments.
  • Rent collection and ensuring payments are timeously distributed to owners.
  • Overseeing regular rent collection, rent reviews, lease renewals, and lease termination after assessing payment history and evaluating the state of the property.
  • Carry out property inspection using Red Rabbit, in going, routine, and outgoing inspections.
  • Updating TPN and We Connect U records for all clients - data export, allocate and submit payments for authorization.
  • Ensuring legislative compliance - POPI Act, FICA, Rental Act, observing Section 25 of the Constitution of South Africa - regarding termination procedures to be followed according to the constitutional rights of tenants while observing rights of the landlords.
  • Handling complaints from tenants and owners who are not satisfactorily served by the departmental staff.
  • Assist with dispute resolution between tenants and maintenance department for deposit refunds.
  • Attending Rental Housing Tribunal hearings and mediation when required.
  • Overseeing the overall rental department.
  • Managing the Rental Agents.
  • Responsible for managing all office administrative duties.
