Job PurposeThe incumbent is responsible to ensure optimum utilization of properties and premises of the SAA Group, both owned by SAA and leased from external landlords.The role is also responsible to source tenants for vacant premises as well as new property development for SAA properties. Furthermore, the role procure premises from external landlords to house the businesses of the Group.Principal AccountabilitiesProperties or premises belonging to the SAA Group:

  • Develop and regularly update the strategic leasing plan (SLP) for all properties
  • Reduce the vacancy rate to below 10% of the GLA of the portfolio and increase net property income by leasing surplus premises
  • Procure sustainable tenants for existing properties and new developments
  • Negotiate commercially viable leases based on market-related terms
  • Coordinate annual market valuation of the portfolio, and appointment of valuers
Properties leased from third parties:
  • Procure suitable premises to house the businesses of the SAA Group at different locations in terms of the Leasing Policy, (i.e. domestic and foreign locations)
  • Rationalize the use of third-party premises and optimize the use of owned premises, where appropriate
  • Negotiate leases with the landlords at different locations and ensure that leases are signed timeously
  • Reduce property occupation costs
Other real estate functions:
  • Provide a benchmark of market-related rentals and property operating costs for use in lease negotiation
  • Manage space-allocation to different businesses and ensure adherence to space-utilization standards of the Group
  • Monitor municipal valuations rolls to ensure appropriate municipal rates; and ensure that rates and taxes are paid timeously
  • Ensure safe storage of property information, such as leases, title deeds, plans
  • Prepare and present annual property budget; monthly property reports
  • Maintain an updated property database for all premises, ie leased and owned
Qualifications & Experience
  • A relevant Bachelors degree in Commerce/Property or Law at NQF level 7 with 3 5 years experience in leasing of commercial properties (offices, industrial and retail)
  • A certificate in leasing and/or property management (eg the SAPOA certificates/diplomas or similar)
